The paperwork is not optional, and that is a good thing
Real estate brokerage in Quebec is governed by the Real Estate Brokerage Act and supervised by the Organisme d’autoreglementation du courtage immobilier du Quebec, the OACIQ. Working with a licensed broker means a defined set of mandatory forms applies to your file.
Brokerage contract
An exclusive or non-exclusive brokerage contract sets out the mandate, the term and the remuneration in writing before anything is listed.
Declarations by the seller
The seller completes the mandatory Declarations by the seller of the immovable form. It is what protects both sides from a dispute after the sale.
Promise to purchase
Offers, counter-proposals and amendments all run through OACIQ forms, so every condition and every deadline is written down.
You can read the full list of mandatory residential forms on the OACIQ website.
A group, not just a broker
Most sellers need work done before listing, and most buyers see something they want to change. Because renovation and construction are in the same group and in the same building, that conversation happens in one place.
- → Sarenov handles kitchens, bathrooms and full renovations, with its own crews rather than subcontracted trades
- → Sayko builds new construction projects, from plans to keys
- → One evaluation visit can cover both the market value and the work the property needs
