Selling

What is your property actually worth?

Start with a free evaluation. No obligation, no listing agreement to sign, and a realistic number based on what has actually sold in your sector, not what other owners are asking.

The free evaluation

What you get, and what it costs you

It costs nothing and commits you to nothing. If the numbers do not work for you this year, we say so and you keep our number for when they do.

01

A price backed by comparables

Recent sales on your street and in your sector, adjusted for the condition, the layout and what your property has that theirs did not.

02

A preparation plan

What to fix, what to leave alone, and what will not return the money you put into it. Sometimes the honest answer is to change nothing.

03

A straight answer on timing

How long comparable properties in your sector are taking to sell right now, and whether waiting a season is likely to help or hurt.

How a sale runs

Five steps, all of them in writing

Every stage below uses a mandatory OACIQ form. That is not paperwork for its own sake, it is what makes the conditions and the deadlines enforceable for both sides.

01Evaluate

A visit, comparables, and a recommended asking price. Free, and nothing is signed at this stage.

02Mandate

The brokerage contract sets the term and the remuneration in writing. You complete the Declarations by the seller of the immovable, which is what protects you from a dispute after the sale.

03List

Photography, the listing text, and full exposure on Centris and the Royal LePage network. Visits are organised around your schedule.

04Negotiate

You see every promise to purchase as it arrives, with the conditions and the deadlines explained before you answer. Counter-proposals and amendments run through the same forms.

05Close

Inspection, financing and the notary. We follow each condition to its deadline so nothing lapses by accident.

The full list of mandatory residential forms is published on the OACIQ website.

Fix it first, or sell it as it is?

This is the question almost every seller asks, and most brokers cannot answer it properly because they do not do the work. Sarenov is part of the same group and sits in the same building, so the renovation estimate and the market value come from the same visit.

  • → An honest read on which work returns its cost at resale and which does not
  • → Real crews rather than subcontracted trades, so the timeline is one you can plan a listing around
  • → No pressure to use them. Plenty of sellers get the estimate and decide to list as is
Bilal Sayed Ali inc., residential and commercial real estate broker, Royal LePage Humania Centre. Groupe Sayed is the umbrella brand for the group and is not itself a real estate agency.
